The building
Emirates Financial Towers is a pair of identical office towers on the east side of DIFC, joined by a glass sky bridge on level 16. It is a strata building: each office has its own title, so units are bought, sold and let one by one, which is why EFT has more offices on the market than any other DIFC tower.

What an office costs to buy
The median asking price is AED 13.78 million for a typical office of about 1,950 sq ft. Per sq ft, prices barely change with size, so a bigger unit does not buy you a discount here, unlike most Dubai towers.
| Office for sale | Listings | Median AED / sq ft | Median price |
|---|---|---|---|
| All offices | 40 | 7,057 | AED 13.78M |
| 1,000 to 2,500 sq ft | 29 | 7,114 | AED 13.76M |
| 2,500 sq ft and over | 10 | 6,936 | AED 20.55M |
| Full floor (9,728 sq ft, North, high floor) | 1 | 6,700 | AED 65.18M |
| Fitted or furnished | 25 | 7,199 | – |
| Shell and core | 4 | 6,500 | – |
Asking prices on Property Finder, 24 October 2026; range AED 4,539 to 11,111 per sq ft. No offices under 1,000 sq ft were for sale. Achieved prices are usually below asking.
What an office costs to rent
Asking rents run from AED 406 to 781 per sq ft a year, with a median of AED 646. Small fitted suites set the top of the range, because that is what DIFC start-ups and fund managers compete for.
| Office for rent | Listings | Median AED / sq ft / year |
|---|---|---|
| All offices | 44 | 646 |
| Under 1,000 sq ft | 22 | 650 |
| 1,000 to 2,500 sq ft | 17 | 554 |
| 2,500 sq ft and over | 5 | 700 |
| Fitted or furnished | 32 | 650 |
Asking rents on Property Finder, 24 October 2026. Median annual rent AED 546,500. Service charges and DEWA are usually on top; some small units quote rent including service charge. Ask before you compare.
Examples on the market now: a fitted 421 sq ft office for about AED 303,000 a year; a furnished 1,057 sq ft office for about AED 634,000; a fitted half floor of 4,942 sq ft with 5 parking spaces for about AED 3.46 million.
We are currently working on a full DIFC office floor at about AED 65 million. On the fitted offices we are marketing, asking rents are AED 750 to 850 per sq ft, and recent lettings have closed at around AED 800 per sq ft.
That is well above the portal median, because well-presented fitted offices let first and at the top of the range. Shell and core and dated fit-outs are what pull the median down.
North Tower vs South Tower
The towers are twins, but they trade differently. South asks more to buy; North asks more to rent and has more offices available.
| Tower | Median sale AED / sq ft | Median rent AED / sq ft | For rent (Property Finder) |
|---|---|---|---|
| North Tower | 6,996 | 650 | 84 |
| South Tower | 7,493 | 592 | 35 |
EFT vs other DIFC strata towers
EFT is the most expensive strata tower to buy into, and its rents sit near Burj Daman. Buyers who want a lower entry price look at Liberty House and Park Towers; buyers who want a whole floor look at The Index.
| Tower | Asking sale AED / sq ft | Asking rent AED / sq ft | Best for |
|---|---|---|---|
| Emirates Financial Towers | 7,057 | 646 | Widest choice of 1,000 to 3,000 sq ft offices |
| The Index | 7,994 | 900 | Full floors to own; premium serviced suites |
| Burj Daman | 6,391 | 698 | Prestige address with hotel on site |
| Liberty House | 4,889 | 472 | Lowest entry price to own in DIFC |
| Park Towers | 5,527 | 505 | Value on the Sheikh Zayed Road edge |
| Al Fattan Currency House | Few for sale | 400 | Large floors to lease |

Our EFT repositioning for investors
We deployed AED 36 million of investors’ capital into office space in Emirates Financial Towers, ran an AED 5 million refit that turned it into nine Grade A+ offices, and let every unit on their behalf. It now earns the investors AED 7 million a year in rent, which we manage for them.
The lesson from that project: in EFT, small fitted offices let at the highest rent per sq ft in the building, so splitting a large unit can add more value than any other move. It needs DIFC approvals, a contractor who knows the tower, and a letting plan before you buy. Past results are not a guarantee of future returns.
Buying an office in EFT
Who can buy
DIFC is freehold for every nationality. Individuals, DIFC-registered companies, foundations and trusts can own offices in EFT.
Fees
The DIFC Registrar of Real Property charges a 5% transfer fee on the higher of the price and market value, plus a USD 100 transfer instrument fee. Mortgage registration is 0.25% of the loan. Note this is 5%, not the 4% buyers pay at DLD for mainland property.
Timing
The transfer must be registered within 30 days of the sale agreement, or 50 days with a mortgage. Allow for a valuation, a no-objection letter on service charges and, if the office is let, a review of the lease.
Before you offer
Check the floor, view and parking allocation, whether it is fitted or shell and core, the service charge, and whether it is sold with a tenant. A tenanted office is valued on its rent; a vacant one on what it will let for.
Leasing an office in EFT
Who can lease
DIFC offices can only be leased to DIFC-registered companies or partnerships, or to a company being set up in DIFC. Line up your DIFC licence and lease together.
Registration
Leases over 6 months must be registered on the DIFC Client Portal within 20 days, for USD 100 (under 5 years), USD 200 (5 to 10 years) or USD 300 (10 years or more). The landlord normally pays unless the lease says otherwise. Late registration carries a USD 1,000 penalty.
What to budget
Rent, plus service charge if not included, DEWA, parking beyond your allocation, and fit-out if the office is shell and core. Rent is typically paid in one to four cheques.
Negotiating
With 121 EFT offices listed for rent, tenants have choice. Vacant shell and core units and larger offices are where landlords give rent-free periods and fit-out help.
